Major Refurbishment Project on Waterfront Building Commences

• 79,300 sq ft landmark office development 200 Broomielaw undergoing extensive programme of works
• Works include installation of touch-free technology for the post-Covid workplace

Real estate investment firm AM alpha has announced it has commenced a major programme of works to transform an office development in a stunning waterfront location in Glasgow’s city centre.

On completion before the end of 2021, 200 Broomielaw will deliver 79,300 sq ft of Grade A office space over nine levels, with large and flexible floorplates ranging from 8,665 sq ft – 9,041 sq ft. In addition, the 7th floor features a private terrace with unrivalled views of the River Clyde.

The multimillion-pound project includes the complete refurbishment of all floors and common areas, relocating the entrance to the centre of the building and creating a new reception with a waiting area, a business lounge and a dedicated concierge for all occupants.

Designed to provide the highest hygiene standards and be Covid-ready for occupiers returning to the workplace, touch-free technology is featured heavily throughout the building.

There will also be a full wellness suite with yoga studio, gym-style changing rooms and convenient click and collect lockers located at the basement level.

Martin Lemke from AM alpha, which purchased the building in July 2019, said: “We’re making extensive changes to 200 Broomielaw in order to meet the highest demands of future occupiers. The building should offer the maximum level of comfort in daily work and create an environment in which employees feel comfortable and safe. From the flexible floorplates with splendid river views to the excellent cycling and changing facilities, to name just two points out of many, it will make the work-life balance for occupiers’ staff easier to achieve whilst working collaboratively with colleagues. 200 Broomielaw benefits from being situated in a unique location, in both the city centre close to a range of amenities and transport links, and in a scarcely available position on the Clyde waterfront, providing impressive river views from every level. The area has undergone significant regeneration in recent years and continues to see further enhancement with the new Buchanan Wharf scheme being developed across from the building.

Muller International has been appointed as property manager for 200 Broomielaw. David Carlsson-Evans from Muller International commented: “This is an exciting refurbishment project that will provide Glasgow with much needed Grade A office space upon completion. Work is underway with the preparatory phase of the project now finished and works on the upper floors commencing. Given the demand for space, we hope to make some floors available for occupation as soon as works are complete, also allowing early access for fit-outs.”

The experienced project team includes building contractor Clark Contracts, architect Michael Laird Architects and project manager Reith Lambert. JLL has been appointed as letting agent alongside Reith Lambert.

Audrey Dobson from Reith Lambert said: “The building is undergoing a complete transformation with works including a stunning redesign of the reception area which will have a new business lounge, and a new wellness area in the basement with a yoga studio.

“We know that occupiers are becoming more discerning with their requirements and expect something more, particularly when attracting their staff back to the office. 200 Broomielaw has been designed to offer so much more than the traditional workplace. Tenants can literally step out of the office onto the Clyde walkway and enjoy a run, a cycle or a lunchtime stroll.”

Alistair Reid from JLL added: “Glasgow currently has a severe supply shortage with a large portion of new build Grade A space due to complete this year already pre-let. 200 Broomielaw is therefore ideally placed to capitalise on the lack of supply. I am confident this, coupled with the building’s large flexible floorplates and rarely available location on the waterfront providing significant branding opportunities, will ensure it attracts a great deal of interest from occupiers with active requirements.
